No Need to Wait

Many people are curious to know how the virus has affected the local real estate market. In 2020, early in the year, it looked like it would be a normal Santa Barbara market...

requiring lots of attention and preparation to be ready to acquire that first home of second home or investment property... with typical low inventory.  Agents expected a robust spring and very active summer. Then we started hearing about COVID-19.      

By April of 2020, just a few months ago, shockingly the number of sales fell by 80% from the numbers in 2019.  Everyone panicked and at least 40% of escrows cancelled.  Realistic fears and life changing events such as loss of jobs, downturn of the stock market, physical wellness, loss of down payment savings and other factors caused a sudden halt of activity.   

However, most people watching this strange April "blackout" were relieved, or maybe even overjoyed that this was a short lived consequence.  After only about a month, or two at most, the local real estate market is back ON. People have had time while at home to possibly rethink how and where they want to live. Furthermore, they have time and the fuel to do it because mortgage interest rates are at an all-time LOW! Buyers are coming from Santa Barbara condominiums to sell and purchase homes, and they are coming from other areas like Los Angeles and Northern California and across the country to buy properties sometimes even just from an online tour. 

The city of Santa Barbara and the city of Goleta have both been building hundreds of moderately priced town homes and are presenting opportunities to middle class working people to purchase their dream home here now.
